North Lincolnshire Homes is a Registered Social Landlord (RSL). We took over the ownership and management of North Lincolnshire Council’s 10,000 homes in February 2007. We are a registered charity and registered as a company ‘limited by guarantee’. That means we cannot trade for profit. Any income must be invested back into the organisation to maintain homes and improve services. |

Our achievements so far
We have pledged a commitment to improving all our housing stock over the next five years to bring every property up to Decent Homes Standard.
In our first year, we invested £24 million in improving people’s homes and are well ahead of our schedule. In our second year we are currently spending up to £30 million.
We have cut the re-let time for empty homes, from 80 to 24 days, and fewer homes are sitting empty. The number of empty homes has been cut from 245 on transfer to 146 - another major achievement which places North Lincolnshire Homes in the top quartile of housing associations on empty homes performance.
We have also invested in other important areas. More than £600,000 was spent on disabled adaptation work, which provided 45 completed stair lifts and 75 properties with level access showers or ramps. We have a commitment to spend at least a further £600,000 in year two on disabled adaptations.
Not only have we built strong relationships with our major contractors, Mears Group, Bullock Construction and Anglian, but we have also developed a committed in-house team to carry out capital works.

Our organisation is not just focussed on improving homes; we want to provide a lasting legacy for our tenants. This is why we have a commitment to joining with other agencies to form partnerships working to improve neighbourhoods and bringing our staff and the people who live and work in our communities together for everyone’s benefit.
We have introduced our first local lettings policies in the Kingsway area of Scunthorpe as part of a multi-agency approach to tackling crime and anti-social behaviour. We have also formed an anti-social behaviour team which has had some notable early successes in tacking nuisance behaviour head on.
In Scunthorpe’s Albert Marson Court we are working with Humberside Probation Trust by providing them a former shop as a base for offenders to clean up the area as part of community sentences. The area has been transformed.
On the same estate we have worked with North Lincolnshire Council by providing a base for Sure Start. And we are working with the police on events such as Respect Week, combating anti social behaviour. Multi agency work is proven to bring reductions in crime and disorder and also introduce that ‘feel good factor’ back into our neighbourhoods.
We made 88 new staff appointments in our first year, expanding the workforce and developing our staff to help deliver top performing services. We are also investing in the future and have introduced 26 ‘Train to Gain’ and NVQ level two courses, and have supported nine employees in achieving professional qualifications. We, along with our partners Mears Group and Bullock Construction, have taken on six new young apprentices in areas such as joinery and painting and decorating. We aim to give them the expertise to enhance our work in the future.
